Sales particulars

Your property will benefit from accurate and well presented lettings particulars, ALL of which will have good quality digital colour photographs. Where required, internal and garden photographs will be taken. Quality details are vital in order to give potential tenants an accurate representation of your property. On some occasions we offer a brochure service with full floor plans (please discuss this with the negotiator for details).

Renting out your home

When you have made the decision to rent out your home you need to look for a name that you can trust in the area – an established Letting Agent that is bonded to an established Letting body (ARLA).

Arrange for one of our experienced letting negotiators to come to visit your property to give you an honest appraisal and valuation without any obligation. This would consist of assessing whether your property is fit for renting, a valuation and explaining our Terms and Conditions. If you decide to instruct us and sign our Terms and Conditions we will take photos, full details and will organise an EPC (Energy Proficiency Certificate) to be commissioned. (link to EPC Website). A full set of property details are than produced and your House or Flat will be loaded up to all the major portals including Rightmove, Zoopla and Prime location combined with our own website. This will allow the property maximum exposure to the public.

Once we have found you a suitable tenant we will arrange for credit checks and referencing for your approval. We also, if requested, can arrange an Inventory recording the exact condition of the property prior to the start of the Tenancy.

Only then will you and your tenant be asked to sign an Assured Shorthold Tenancy Agreement.

Newspaper and Magazine Advertising                       

Properties are advertised in the Local and National Press.

Mailing and Telephoning Applicants 

Each of our offices has a substantial number of pre-registered applicants on our database, many of them looking to move in immediately. When instructions are received, we will contact them either by telephone or email.

Window Display

Your property will also feature in our window display (on a rotational basis).

Internet Advertising                                                         

In addition to our own website, we advertise on a selection of property portals including RightmoveFind a Property, Zoopla, Primelocation etc.

Viewings

All viewings will be organised by prior arrangement. Wherever possible, one of our members of staff will accompany viewings. 

Reporting

We will update you after viewings and let you know both the positive and negative comments. This will run in conjunction with constant assessment of progress and marketing strategy.

EPC                                                                                                                   

All rental properties require a valid EPC that is valid now for ten years. However, if the property has an existing tenant the landlord will not be obliged to provide the EPC until the tenant leaves and the property is re-let. We can organise an EPC for you which can generally be turned around in a few days for a small fee. Our EPC provider will contact you direct to make an appointment.
